General
The following Terms and Conditions outline the basis on which accommodation bookings, conditions and policies set by the Owners of Moulin de la Fosse Gites (Us/We/Our) are accepted by Guests (You/Your). The definition of Guests (You/Your) meaning the Guests that make, confirm and pay for the booking, and all Guests occupying the accommodation under such booking. The accommodation is booked on a self-catering basis. Bookings are taken by Us on the understanding that You have read and agreed to abide by these Terms and Conditions.

Confirmation of Booking
All bookings will be confirmed with a booking confirmation email and will be deemed to have been accepted by You, at which point in time a contract between You and Us will exist.

In the event that the accommodation is deemed not to be suitable for You by Us, or the accommodation becomes unavailable due to circumstances beyond our control, We will refund all payments made by You.

Payment of Booking
Payments shall be made to Us in Euros via the secure on-line payment system using Your credit/debit card, unless by alternative arrangement with Us. Any bank charges and/or currency conversion charges shall be borne by You.

The initial payment will be a 25% non-refundable deposit of the total amount payable at the time of making the booking.

The outstanding balance is payable no later than 30 days before the arrival date. An email requesting payment of the outstanding balance will be sent to You prior to the 30 day payment deadline. If the outstanding balance is not paid by the due date, We reserve the right to cancel your booking. Your initial deposit will not be refunded.

If You make a booking within 30 days of the arrival date, payment of the total amount is required at the time of booking.

Cancellation of Booking by You
If You cancel a booking, Your initial 25% non-refundable deposit will be forfeited. Bookings must be cancelled by email notification.

If notification of a cancellation is not received 30 days before the arrival date, We reserve the right to not refund any payment made by You for the accommodation.

In the event of cancellation during occupancy, We reserve the right to not refund any payment made by You for the accommodation.

Amendment to Booking by You
In the event that You wish to alter your booking, such as a change of dates or the accommodation requested, We shall endeavour to comply with Your request if possible. If We are unable to meet your request, We will not accept any liability for any loss or additional expense incurred by You.

Departures before the reservation end date will be deemed a cancellation by You.

No refunds or reduced rates will be given for delayed arrivals.

Cancellation or Amendment of Booking by Us
In the event that We may need to cancel or amend Your booking, and assuming this is not as a result of events beyond our reasonable control (see clause below), we shall endeavour to offer You a suitable alternative. If the offer is not acceptable to You, We will refund any payments you have made to Us, and this shall be deemed as final settlement of any liability by Us resulting from such cancellation or amendment.

Events Beyond Our Reasonable Control
We will not be liable for any damage, loss, delay, expenses incurred, failure to perform any of our contractual obligations, booking cancellations and/or alterations as a result of events beyond our reasonable control, which include but are not limited to events such as natural or man-made disaster, fire, flood, war, civil disputes, terrorist activity, labour disputes, inclement weather and disruption to public services.

Age Limit of Guests
You, in this instance being the Guest making the booking, confirm that you are over the age of 18.

Due to the risks involved with a river bank property, we reserve the right to not accept Guests under the age of 14. If this condition is breached, we reserve the right to refuse admittance to You. In this case, no booking payments received by Us will be refunded to You.

Number of Guests
You agree that the number of guests stated in Your booking confirmation will not be exceeded. We reserve the right to refuse admittance if this condition is breached. In this case, no booking payments received by Us will be refunded to You.

You shall not sub-let the accommodation or any part thereof.

Check-in and Check-out
Check-in is from 3.00pm to 7.00pm on the day of arrival. If You require to check-in outside of these hours, this must be arranged in advance.

Check-out is by 10.00am on the day of departure.

Failure to check-out at the agreed time may result in a full day’s rental charged to You.

Lost Keys
A charge of 20 Euros per key will be incurred by You for any lost keys to the accommodation.

Insurance
No personal insurance cover of any kind is included in the booking cost. We will not be liable for any injury, loss or damage to You or Your property howsoever caused.

It is recommended that comprehensive travel insurance covering personal accidents, medical insurance, cancellations, loss, damage and the like be taken out by You.

This does not diminish Our liability for death or personal injury caused by Our negligence, or for fraudulent misrepresentation.

Private Property and Restricted Access
Any areas on Our property denoting private property, no entry, or restricted access of any kind, shall not be entered or accessed by You. We will not be liable for any personal injury whatsoever if these areas are accessed by You.

The River and Our Property
Our property is located on a river with a millstream, which at times can be fast flowing with a high water level. You hereby accept full responsibility to use due caution at all times when on Our property. We will not be liable for any personal injury or loss that You may suffer howsoever caused.

Smoking
Smoking is not permitted inside the accommodation or laundry.

Pets
You are not permitted to have any pets in the accommodation or on the property.

Towels and Bed Linen
Towels and bed linen are provided by Us. For bookings exceeding one week, We will include a towels and bed linen change at the end of each week.

Cleaning by You Prior to Departure
You are responsible for leaving the accommodation in a reasonably clean condition and in good order, similar to the state in which you found it. Used bedding may be left on the beds, and used towels in the bathroom. Failure to comply with this condition may result in additional cleaning charges to You of 60 Euros.

Cleaning by Us
All accommodation is cleaned thoroughly by Us between each let. As noted above, the accommodation should be left by You in a reasonably clean condition and in good order. If You would like Us to provide an extra cleaning service for You, this can be arranged at a charge of 40 Euros.

Disturbance to Other Guests
We ask that You respect the privacy of other guests, Our neighbours and Us. In the event of excessive noise, disruption, disrespect, disorderly conduct or damage to Our property, We reserve the right to cancel any booking and order the departure by You from the premises with immediate effect. No payments made by You will be refunded.

Fair Usage of WiFi
Free WiFi access is provided by Us. We reserve the right to monitor the use of our network by our Guests. In the event of You using the network in excess of reasonable and normal use, and where such excessive use may affect the use by other Guests, We reserve the right to restrict Your usage. Any illegal, improper or damaging internet activity by You will result in the internet access being suspended without notification for the remainder of Your stay.

We will endeavour to provide free uninterrupted WiFi, however We will not be liable for any reason whatsoever if the service is not available at any time and for any length of period. We will not be liable for any loss of data or damage to Your personal equipment/device as a result of using the service provided by Us.

Rubbish Collection and Disposal
Please use the designated bins inside the accommodation for general/kitchen waste and recyclables as labelled on the bins.

We will check with You during your stay as to whether general/kitchen waste and recycling bins are required to be emptied by Us and new bin liners provided.

Car Parking
Car parking is provided free of charge at the entrance to the property in the area designated for Gite Parking.

Fishing Licence
If You are fishing on our property it is Your responsibility to have a French fishing licence (Carte de Peche). Fishing of any Public Waters in France is illegal without a licence.

Owners Right of Entry to Accommodation
We reserve the right of entry to all accommodation at all reasonable times for the purposes of inspection or to carry out repairs or maintenance.

Septic System
IMPORTANT: Moulin de la Fosse operates on a septic system. Do not flush any products other than toilet paper down the toilet. No sanitary products, hand wipes, nappies, contraceptive products, or products and items not suitable for septic systems are to be flushed down the toilet.

Please do not pour any products down the sinks or shower drain such as bleach, disinfectants and the like that are not suitable for septic systems. General washing and cleaning products only thank you.
